Does it support the current CAR Residential Purchase Agreement? expand_more

Yes. SmartClose parses the current C.A.R. RPA and extracts dates, parties, and contingencies automatically. C.A.R. forms remain licensed to you as a C.A.R. member — we don't redistribute them, we just read the signed PDF you upload.

How secure is my client data? expand_more

Encrypted at rest (AES-256) and in transit (TLS 1.3). CCPA-compliant handling, role-based access, and DRE-aligned 3-year retention. No client data is used to train any AI model — ever.

Can I invite my real-life Transaction Coordinator? expand_more

Yes. Team plan includes seats for your existing TC. Most teams use SmartClose to scale their TC 5× — not replace them. The TC becomes the reviewer; SmartClose does the chasing.

What happens if I miss a disclosure? expand_more

SmartClose sends 72h / 24h / 2h alerts on every required disclosure, with escalation to the broker on miss. You always get notified before the deadline — not after. Every alert and acknowledgement is logged in the audit trail.

Does it integrate with Skyslope or Brokermint? expand_more

Skyslope import via CSV is live; native connector in beta. Brokermint and DotLoop connectors are on the roadmap for Q3 2026. MLS-direct feeds for CRMLS, BAREIS, and SDAR are live today.

Is SmartClose only for California? expand_more

Yes — for now. We built the disclosure engine around C.A.R. forms and California DRE regulations. Texas, Florida, and Arizona are on the 2027 roadmap. If you're outside CA, we'll put you on the waitlist and ping you when your state ships.

What about fiduciary liability? Who's responsible if something goes wrong? expand_more

You remain the agent of record — same as with a human TC. SmartClose is a tool; fiduciary duty to your client stays with the licensed agent. Every AI-generated message is presented for your approval before it goes out. The audit trail documents who approved what and when — protecting you in a dispute.

How does setup work? How long until I'm running? expand_more

30 minutes, guided. We onboard you over a Zoom, connect your MLS credentials, Gmail, and e-sign tool, and walk through one sample transaction together. Your first live deal happens under our supervision. No data migration required — you drop the signed RPA and SmartClose takes it from there.

What if I cancel? Do I lose my transaction history? expand_more

No. At cancellation, you get a one-click export of every transaction: documents, audit trail, timeline, communications — as a DRE-compliant ZIP bundle. We retain a read-only archive for 3 years (DRE requirement); after that it's deleted on request.

Can the AI actually send emails or sign documents on my behalf? expand_more

No. SmartClose drafts; you approve and send. Every outbound email, every reminder, every signature request lands in a review queue first. You can auto-approve low-risk templates (reminder to lender, inspection scheduler) with one-time rule setup, but nothing ever ships under your name without your sign-off.
